Carol S. Boes

Carol S. Boes joined LAKIN•SPEARS in 1982, and is a partner in the Business & Real Estate Group. Ms. Boes represents our clients in complex business and commercial real estate transactions, including:

  • Real Estate Purchase & Sales Transactions
  • Real Estate Loans & Financing
  • Real Estate Developments & Subdivisions
  • Commercial Leasing (Industrial, R&D and Shopping Centers)
  • Business and Real Estate Investment Entity Formation (Corporations, Partnerships, LLCs, and Joint Ventures)

Ms. Boes has represented borrowers in negotiating and reviewing construction loans and permanent financing, including, in addition to conventional loans, participating mortgages, mezzanine financing, conduit loans, sale-leaseback transactions and bond financing, often providing opinion letters when required by the lender. Ms. Boes holds a Master’s Degree in Urban Planning and served for eight years on the planning commission of a suburban city here in the Bay Area. Familiar with all phases of a real estate development, she has drafted and negotiated construction contracts, development agreements and management agreements. In addition to her expertise in commercial leases of industrial, office, research and development and shopping center space, Ms. Boes has drafted and negotiated ground leases and is familiar with issues arising in that context.

Ms. Boes served on the Board of Directors of the Human Investment Project and the Rotary Club of San Mateo. She currently serves on the Board of Directors of the Lesley Foundation, the San Mateo Area Chamber of Commerce, the Rotary Haciendas, Inc. and the Personnel Board for the City of San Mateo. In 1995, she was inducted into the San Mateo County Women’s Hall of Fame. She is a docent/naturalist at the Ano Nuevo State Reserve.
